Most of our work has been as an owner's representative, acting as the liaison between the owner and multiple stakeholders, consultants and contractors. We assist builders, owners, architects, construction contractors, general contractors and developers in submitting and obtaining building permits, site inspections and certficates of occupancy. Our relationships with the various jurisdictional personnel and through knowledge of the permitting processes allows us to streamline the review and approval processes for the most timely approvals possible. We advise our Clients on the minimum submittal requirements and provide them with information which may be useful in preparing the permit plan sets. We prepare and fill out the proper applications required for the submittal process. We keep all stakeholders apprised of the status of the permit submissions and supervise the entire process to insure the turn around time is adequately met. We facilitate permit issuance, pulling the permit on projects ready for issuance, ready to handle any revisions or addendums if needed.

We have an understanding for what can go wrong on a construction project. We use this knowledge to identify potential problem areas on the projects we undertake prior to the problems' development, recommending or initiating preventive measures through strategic planning and project controls. We manage all phases of the construction process from pre-design through completion, including cost and budget controls, scheduling, estimating, expediting, inspection, contract administration and management of contractors, subcontractors and suppliers.

In the development of a commissioning plan, we start with a strong understanding of the Owner's requirements, the project design intent, systems installed, and desired outcome. Based on this we develop a plan that will include a detailed understanding of what the project entails, how commissioning communications will be processed, a complete outline of testing to be performed with the acceptance criteria, documentation required, and training outline. Commissioning is not only a validation of equipment or system installation / operation / performance, it is also a form of quality assurance. We strive to make certain that the desired outcome meets or exceeds the Owner's expectations.

Our professionals possess in-depth industry experience which enables them to evaluate the project schedule and identify the possible pitfalls in scope, logic, sequence and duration. They are able to assist in the sorting out of critical versus non critical activities, evaluate resource loading and perform various types of project scheduling analysis. We utilize provens methods and techniques to evaluate schedule conflicts, analyze delays / acceleration, conducting productivity analysis, auditing cost and determining damages.

We ensure accurate estimation of construction costs by involving the A/E and construction project cost estimates. We develop budgetary and detailed cost estimates in accordance with Client's protocols. We solicit vendor quotes where appropriate, and obtain local material costs from suppliers in the vicinity of the project, and labor productivity rates derived from project experience and history, RS Means and Richardson estimating guides, and the US Army Corps of Engineers Micro Computer-Aided Cost Engineering System databases.

Those providing project development services (engineering services and technical reports) must implement Quality Contol to ensure the products and services meet or exceed expectations of quality. Those providing Quality Assurance must review or audit these products and services to ensure the Quality Control efforts are achieving desired results.
